ABS Home Mortgage, Inc. (NMLS ID #209985) is led by President & CEO Bhupesh Saggar (NMLS ID #221364). Bhupesh's spouse, Anita Saggar, independently owns 100% of two other companies: Best U.S. Realty (operated by SSS Enterprises, LLC), a real estate brokerage where Anita Saggar serves as Managing Broker, and Sona Title, LLC, which provides title agent services. Because of this family relationship, federal law (RESPA) treats both companies as affiliated business arrangements with ABS Home Mortgage, even though Bhupesh Saggar holds no ownership interest in either company.
What this means for you
- You are never required to use Best U.S. Realty or Sona Title, LLC as a condition of getting a mortgage through ABS Home Mortgage, or vice versa.
- You are free to choose any real estate agent, title company, or lender you'd like — shopping around is always encouraged.
- If you are referred to either company, you will receive a written Affiliated Business Arrangement Disclosure at or before the time of that referral, describing this relationship and estimated charges, consistent with RESPA requirements.

Set forth below is the estimated charge or range of charges for the settlement services listed. This is not a mandatory use of the below providers. There are other providers available with similar services. You are free to shop around to determine that you are receiving the best services and the best rate for these services.
