DSCR Investor Loans in Kentucky
Last updated October 14, 2026
ABS Home Mortgage offers DSCR loans for rental property investors in Kentucky. A DSCR (debt service coverage ratio) loan qualifies the property on its rental income rather than your personal tax returns, so it suits self-employed investors, investors with many properties, and borrowers whose tax returns understate their income. Programs, eligibility and terms vary by property and borrower, subject to underwriting.

Rental property investing in Kentucky
Kentucky's effective property tax rate is about 0.74% of home value (Tax Foundation, 2024 data). The state's homestead exemption is limited to owner-occupants who are 65 or older or disabled, so it doesn't apply to rentals.
Landlord-tenant rules depend on location. Kentucky's Uniform Residential Landlord and Tenant Act applies only where a city or county has adopted it (KRS 383.500). Where it applies, a landlord gives seven days' written notice for nonpayment (KRS 383.660), and the deposit rules require a separate account and move-in and move-out condition lists (KRS 383.580). Confirm which rules apply to your property. Kentucky reserves rent control to the state legislature (KRS 65.875).
Louisville requires short-term rentals to register each year with the city and the Revenue Commission.
For legal or tax questions, confirm with your attorney or tax advisor.
