DSCR Investor Loans in South Carolina
Last updated October 14, 2026
ABS Home Mortgage offers DSCR loans for rental property investors in South Carolina. A DSCR (debt service coverage ratio) loan qualifies the property on its rental income rather than your personal tax returns, so it suits self-employed investors, investors with many properties, and borrowers whose tax returns understate their income. Programs, eligibility and terms vary by property and borrower, subject to underwriting.

Property tax is where South Carolina investors most often miss. A home the owner lives in is assessed at 4% of value and exempt from school operating taxes, but a rental is assessed at 6% and pays school operating millage (S.C. Code 12-43-220, 12-37-220). A rental's tax bill can be much higher than the seller's, so we underwrite the rental figure, not the current owner's bill.
Landlord-tenant basics: a landlord gives five days' written notice for nonpayment, which can be included in the lease (S.C. Code 27-40-710). Deposit deductions must be itemized within 30 days (27-40-410). Charleston requires an annual short-term rental permit, and Greenville requires proper zoning and a permit.
