    DSCR Investor Loans in Alabama

    Last updated October 14, 2026

ABS Home Mortgage offers DSCR loans for rental property investors in Alabama. A DSCR (debt service coverage ratio) loan qualifies the property on its rental income rather than your personal tax returns, so it suits self-employed investors, investors with many properties, and borrowers whose tax returns understate their income. Programs, eligibility and terms vary by property and borrower, subject to underwriting.

    Where investors buy in Alabama

    Huntsville

A metro growing about 2.2% a year since 2020, anchored by Redstone Arsenal and an expanding FBI campus.

    Birmingham

A metro of about 1.2 million anchored by UAB and Regions Financial.

    Rental property investing in Alabama

Alabama's effective property tax rate is about 0.37% of home value (Tax Foundation). There's a catch for investors: owner-occupied homes are assessed at 10% of value (Class III), but a rental falls in Class II at 20%, so the tax on a rental is roughly double the owner-occupied figure. We use the rental figure in the DSCR.

Landlord-tenant basics: under the Alabama Uniform Residential Landlord and Tenant Act, security deposits are generally capped at one month's rent and must be returned with any itemized deductions within 60 days after the tenant leaves (Ala. Code 35-9A-201).

Short-term rental rules are changing in some cities. Birmingham has been considering a permit ordinance, so check the current rules before underwriting a short-term rental.

    Alabama DSCR loan FAQs

A DSCR (debt service coverage ratio) loan qualifies a rental property on its rental income rather than your personal tax returns. We compare the property's rent to its monthly housing costs, subject to underwriting.

Personal tax returns are generally not used to qualify the property on a DSCR loan, and borrower income documentation is generally limited. We confirm the documents required by your program.

Entity borrowing may be available. We review your LLC documents and confirm whether the property and entity meet the program's requirements.

It depends on the program and documentation. Ask us about the property and your rental plan so we can review the requirements.

We work with rental property investors in Alabama, including Huntsville and Birmingham, subject to program availability and underwriting.

Alabama assesses owner-occupied homes at 10% of value (Class III) and other property, including rentals, at 20% (Class II). The tax on a rental is roughly double, so we use the rental figure when we calculate DSCR.

Generally up to one month's rent, with limited exceptions for pets, alterations and added liability risk (Ala. Code 35-9A-201).
