    DSCR Investor Loans in Ohio

    Last updated October 14, 2026

ABS Home Mortgage offers DSCR loans for rental property investors in Ohio. A DSCR (debt service coverage ratio) loan qualifies the property on its rental income rather than your personal tax returns, so it suits self-employed investors, investors with many properties, and borrowers whose tax returns understate their income. Programs, eligibility and terms vary by property and borrower, subject to underwriting.

    Where investors buy in Ohio

    Columbus

Census estimates show Columbus added about 7,700 residents between 2024 and 2025, and Intel's planned New Albany campus is expected to add about 3,000 jobs.

    Cleveland

A price-to-rent ratio of about 14 in Lofty's city data, which helps a property's rent cover its payment.

    Cincinnati

A large, diversified metro within a day's drive of Chicagoland.

    Rental property investing in Ohio

Ohio's effective property tax rate is about 1.36% of home value (Tax Foundation, 2024 data). Ohio's homestead reductions apply only to a home the owner lives in, so a rental pays the full bill. We build the actual tax figure into the coverage ratio rather than an estimate.

Landlord-tenant basics: Ohio requires at least three days' notice before filing an eviction (ORC 1923.04). Security deposit deductions must be itemized within 30 days after the tenant leaves (ORC 5321.16). State law bars cities from imposing rent control (ORC 5321.19).

Columbus requires a permit for rentals of fewer than 30 nights, so check the city's rules before underwriting a property as a short-term rental.

    Ohio DSCR loan FAQs

A DSCR (debt service coverage ratio) loan qualifies a rental property on its rental income rather than your personal tax returns. We compare the property's rent to its monthly housing costs, subject to underwriting.

Personal tax returns are generally not used to qualify the property on a DSCR loan, and borrower income documentation is generally limited. We confirm the documents required by your program.

Entity borrowing may be available. We review your LLC documents and confirm whether the property and entity meet the program's requirements.

It depends on the program and documentation. Ask us about the property and your rental plan so we can review the requirements.

We work with rental property investors in Ohio, including Columbus, Cleveland and Cincinnati, subject to program availability and underwriting.

Often, yes. Ohio's homestead reductions apply only to an owner-occupied home, so a rental pays the full tax bill. We use the actual tax figure when we calculate the property's DSCR.

Ohio law prohibits cities and other local governments from imposing rent control or rent stabilization (ORC 5321.19). Other local rules, like rental registration or short-term rental permits, can still apply.
