DSCR Investor Loans in Wisconsin
Last updated October 14, 2026
ABS Home Mortgage offers DSCR loans for rental property investors in Wisconsin. A DSCR (debt service coverage ratio) loan qualifies the property on its rental income rather than your personal tax returns, so it suits self-employed investors, investors with many properties, and borrowers whose tax returns understate their income. Programs, eligibility and terms vary by property and borrower, subject to underwriting.

Where investors buy in Wisconsin
Milwaukee
The state's largest metro, which grew by about 2,500 residents in 2025, with major employers in healthcare, manufacturing and financial services such as Froedtert, Johnson Controls and Northwestern Mutual.
Madison
The state capital and home of the University of Wisconsin. The city describes itself as consistently Wisconsin's fastest-growing city by numerical increase, and the metro added about 4,100 residents in 2025.
Kenosha-Racine corridor
Wisconsin's closest market to Chicagoland, along I-94. Microsoft's new Mount Pleasant data center campus is operating with about 550 full-time employees on site.
Rental property investing in Wisconsin
Wisconsin's effective property tax rate is about 1.32% of home value (Tax Foundation, 2024 data). The lottery and gaming credit applies only to a primary residence, not rental units, so a rental pays the full bill. We use the actual tax figure when we calculate the property's DSCR.
Landlord-tenant basics: for most month-to-month tenancies and leases of one year or less, a landlord gives a five-day notice to pay or vacate for unpaid rent; leases longer than one year require a 30-day notice (Wis. Stat. 704.17). Security deposits must be returned, with any itemized deductions, within 21 days after the tenant leaves (Wis. Stat. 704.28). Cities and counties may not regulate rent amounts (Wis. Stat. 66.1015).
Short-term rentals: state law bars municipalities from prohibiting rentals of seven consecutive days or longer, though they can limit those rentals to no fewer than 180 days a year (Wis. Stat. 66.1014). Milwaukee requires a tourist rooming house license, and Madison limits short-term rentals to the host's primary residence, so an investment property generally won't qualify as a short-term rental there.
