DSCR Investor Loans in Indiana
Last updated October 14, 2026
ABS Home Mortgage offers DSCR loans for rental property investors in Indiana. A DSCR (debt service coverage ratio) loan qualifies the property on its rental income rather than your personal tax returns, so it suits self-employed investors, investors with many properties, and borrowers whose tax returns understate their income. Programs, eligibility and terms vary by property and borrower, subject to underwriting.

Where investors buy in Indiana
Indianapolis area
Anchored by employers like Eli Lilly, which announced a $3.7 billion-plus investment in Boone County's LEAP district.
Fort Wayne
A growing mid-size city. Census estimates put it at about 275,000 residents in 2025, up roughly 4% since 2020.
Northwest Indiana
Lake and Porter counties sit next to Chicago and are connected to it by the South Shore Line. For many Chicagoland investors it's the closest out-of-state rental market.
Rental property investing in Indiana
Indiana caps property tax bills as a percentage of assessed value: 1% for a homestead, 2% for other residential property, including rentals (IC 6-1.1-20.6-7.5). Indiana's effective rate on owner-occupied homes is about 0.76% (Tax Foundation, 2024 data). A rental doesn't get the homestead cap or deduction, so we use the rental tax figure in the DSCR.
Landlord-tenant basics: a landlord may end a lease for nonpayment with at least 10 days' notice if the rent isn't paid (IC 32-31-1-6). Security deposits must be returned with an itemized list within 45 days after the tenant provides a mailing address (IC 32-31-3-12). Indiana bars local governments from regulating rents on private property (IC 32-31-1-20).
Indianapolis requires landlord registration and, since January 1, 2025, an annual permit for each short-term rental unit.
