DSCR Investor Loans in North Carolina

    Last updated October 14, 2026

ABS Home Mortgage offers DSCR loans for rental property investors in North Carolina. A DSCR (debt service coverage ratio) loan qualifies the property on its rental income rather than your personal tax returns, so it suits self-employed investors, investors with many properties, and borrowers whose tax returns understate their income. Programs, eligibility and terms vary by property and borrower, subject to underwriting.

Rental property investing in North Carolina

North Carolina's effective property tax rate is about 0.66% of home value (Tax Foundation, 2024 data). The state's homestead exclusion is limited to qualifying owners' permanent residences, so it doesn't apply to rentals.

Landlord-tenant basics: a lease can be forfeited if rent isn't paid within 10 days after demand (G.S. 42-3). Deposits are capped at two months' rent on leases longer than month-to-month and must be accounted for within 30 days (G.S. 42-51, 42-52). Cities and counties may not regulate rent amounts (G.S. 42-14.1).

Raleigh allows short-term rentals as a limited use in many zoning districts but requires a city zoning permit first.
