That includes self-employed borrowers who qualify with bank statements instead of tax returns, and a newer program for primary homes that does not require income documentation. What non-QM means
Non-QM loans fall outside the federal Qualified Mortgage definition. We use them when income is hard to show on tax returns. Non-QM loans still follow federal ability-to-repay rules, and we evaluate your ability to repay using the documentation and factors each program allows.
Non-QM loan programs
Bank statement loans
We qualify you using bank statements in place of tax returns, with statements for the program's required period. Eligibility is subject to underwriting.
No-income-documentation loans for primary homes
We offer a newer non-QM program for owner-occupied primary residences only that does not require income documentation. Maximum loan-to-value of 80%. Minimum credit score and other guidelines may apply. We evaluate credit, assets, the property and other program factors, subject to underwriting.
DSCR loans for investment properties
For rental properties, we offer DSCR loans that qualify the property on its rental income rather than personal tax returns, subject to program guidelines and underwriting.
Asset depletion (asset utilization) loans
We qualify you using liquid assets such as savings, investments and retirement accounts converted into qualifying income. This may fit retirees or high-net-worth borrowers with modest reported income, subject to program guidelines and underwriting.
1099 / P&L loans
We qualify self-employed, commission and gig-economy borrowers using 1099s or a CPA-prepared profit-and-loss statement, subject to program guidelines and underwriting.
