With a DSCR loan, qualification is based on what the property earns rather than your W-2s, tax returns, or debt-to-income ratio.

What Moves Your Tampa DSCR Ratio
DSCR = monthly rent รท monthly PITIA. In Florida, the expense side of that equation is where most deals are won or lost.
Insurance: coastal Pinellas vs. inland Hillsborough
Insurance is usually the largest swing item in a Tampa Bay PITIA. Coastal Pinellas properties near the Gulf typically carry higher wind and hazard premiums than comparable inland Hillsborough or Pasco properties, and that delta alone can move a deal from a sub-1.0 ratio to a comfortable one. Always pull a real quote before you make an offer - never underwrite off a placeholder.
Property tax context
Hillsborough County effective property tax rates run in the neighborhood of 1.0-1.1% of assessed value, and Pinellas and Pasco are broadly similar. Just as important: an investment property does not receive Florida's homestead exemption or Save Our Homes cap, so budget taxes off the post-sale assessed value rather than the seller's current bill.
Flood zones on waterfront and coastal property
Much of South Tampa, the Pinellas beaches, and waterfront Hillsborough parcels sit in FEMA flood zones where flood insurance is a separate cost on top of hazard coverage. It belongs in PITIA from day one. An elevation certificate can sometimes materially reduce the premium and improve the ratio.
HOA and condo dues
Condo and HOA dues count against DSCR exactly like a mortgage payment. Post-Surfside reserve requirements have pushed dues higher in many Tampa Bay buildings, and non-warrantable or condo-hotel structures are often ineligible for standard DSCR programs.
