Non-permanent resident mortgages
Home Loans for H-1B, H-4 EAD and Other Non-Permanent Residents
Last updated October 10, 2026
Yes, ABS Home Mortgage can help non-permanent residents buy a home. That includes borrowers on H-1B, H-4 with an EAD, L-1, O-1, E-3 and other work-authorized visas, and some green card applicants. Conventional loan guidelines allow eligible non-permanent residents to qualify on the same terms as U.S. citizens, subject to underwriting.
Fannie Mae's Selling Guide (B2-2-02) states it purchases loans from lawful permanent and non-permanent residents on the same terms; the lender verifies that each borrower is legally present in the United States.

Program availability and eligibility as of October 10, 2026; subject to change and underwriting.

A green card is not required
Eligible non-permanent residents can use conventional financing, subject to legal presence, work authorization and underwriting.
H-4 EAD income may qualify
H-4 spouses with a valid EAD may use their own employment income when it meets underwriting guidelines.
We review your documentation
We look at the visa, work authorization, income and credit documents that apply to your situation.
Renewal timelines matter
Authorization close to expiration does not automatically disqualify a borrower. We review the renewal timeline during underwriting.
Who may qualify
- Visa holders with valid U.S. work authorization
- H-4 spouses with a valid EAD, who may use their own employment income
- Borrowers with a pending green card application, depending on documentation
We confirm eligibility based on your documentation and the applicable underwriting guidelines.
How income is counted
Income must be stable, documented and likely to continue. A work authorization close to its expiration date does not automatically disqualify a borrower, but we review the renewal timeline during underwriting.
Our purchase closing timeline
Our average purchase close is 21 calendar days; timelines vary by file and no timeline is guaranteed.
As of October 10, 2026; subject to change. Documentation, appraisal and underwriting can affect the timeline.
