    DSCR = monthly rent รท monthly PITIA. In Florida, the expense side of that equation is where most deals are won or lost.

    Insurance is a make-or-break line item in Miami

    Hurricane and wind exposure means Miami insurance costs run meaningfully above national averages, and coastal or high-rise properties can see the largest premiums in the state. Insurance sits inside PITIA, so it moves your ratio directly. Always get a real quote before making an offer rather than underwriting off a placeholder.

    Condo HOA fees can quietly kill a DSCR

    Miami's condo-heavy inventory means HOA dues - elevated further by post-Surfside structural reserve requirements - count against DSCR exactly like a mortgage payment. A property with great rent can still fail DSCR once dues are included, so pull the current dues and any pending special assessments before you underwrite.

    Short-term rental rules vary sharply by city within Miami-Dade

    Miami Beach has some of the strictest STR regulations in the state, while unincorporated Miami-Dade and some other municipalities are more permissive. Verify the local ordinance and HOA rules before underwriting any short-term rental income, because that income can only be used if the property can legally be rented that way.

    Flood zone exposure is common

    Much of coastal and low-lying Miami-Dade sits in FEMA flood zones, requiring separate flood insurance on top of standard hazard coverage. That premium must be included in PITIA from day one, and an elevation certificate can sometimes materially reduce it.
