What DSCR do most lenders require?
Most DSCR lenders look for 1.00 to 1.25. A 1.25 DSCR means gross market rent covers the full PITIA payment with 25% cushion. Some programs allow ratios below 1.00 with a larger down payment or higher rate.
Is DSCR based on gross rent or net rent?
Lenders qualify on gross market rent (usually the lesser of the lease or the appraiser's 1007 rent schedule) divided by PITIA. They do not subtract vacancy, management, or maintenance. Those are your own planning assumptions, shown here separately as Net DSCR.
What counts in PITIA?
Principal, interest, property taxes, hazard insurance, and HOA dues (plus flood insurance where applicable). Utilities and management fees are not included in the lender's PITIA.
Do I need tax returns for a DSCR loan?
No. DSCR loans qualify off the property's rental income rather than your personal income, so W-2s, tax returns, and DTI are generally not required.
How much down payment do DSCR loans need?
Typically 20% to 25% down for a purchase, depending on credit score, DSCR, and property type. A larger down payment lowers PITIA and raises your DSCR.
