Up to 100 bps of Pricing Improvement for Your Buyers, and Why to Compare It

When a lender like Rocket is offering something to your buyers, the natural move is to send the buyer to Rocket. Before you do, it's worth knowing there are two ways into Rocket: directly, or through a broker on Rocket Pro. They're priced and serviced differently.
The short version:
- Rocket Pro's purchase special is 60 basis points right now. Buyers represented by agents at the brands below get another 40 bps in brand alliance pricing. Together, that's 100 bps, about $5,000 on a $500,000 purchase loan.
- The buyer can take it as a lower rate or as a closing cost credit.
- It costs you and your brokerage nothing, and it doesn't touch your commission.
- Have your buyer compare it against anything Rocket offers direct. I'd rather you verify than take my word for it.
Rocket Mortgage and Rocket Pro are two different doors
Rocket Mortgage is the consumer brand, the one that advertises directly to buyers and takes applications through its own loan officers. Rocket Pro is the wholesale side, the channel independent brokers like us use to place loans. Same company, different pricing, different service. The incentives below are Rocket Pro incentives.
What stacks, and what it's worth
Two pieces combine. Rocket Pro is running a 60 basis point purchase special on eligible purchase loans. On top of that, buyers represented by agents at the brands listed below qualify for 40 basis points of brand alliance pricing. As of October 2, 2026, that's 100 basis points, or 1% of the loan amount:
- $300,000 loan: about $3,000
- $500,000 loan: about $5,000
- $700,000 loan: about $7,000
Your buyer chooses how to use it: a lower rate, or a credit toward closing costs. Either way it's subject to program guidelines, so I confirm how it applies on each file.
What it won't do: change whether a buyer qualifies, or make a slow file fast. It changes what they pay or what they bring to closing.
One caveat, stated plainly: both pieces are subject to change, and the 60 has moved before. Don't quote it to a buyer weeks out. The numbers on the day your buyer locks are the numbers that count.
Which brands qualify
As of October 2, 2026, subject to change without notice, the 40 bps brand alliance pricing applies to buyers represented by agents at:
Compass Legacy: Compass, Washington Fine Properties, Christie's International Real Estate, @properties, Ansley, Realty Austin (co-branded as Compass), Latter & Blum (now part of Compass), Parks, Porchlight, Cottingham Chalk, Colorado Home Realty
Anywhere: Anywhere Owned Brokerage, Coldwell Banker Realty, Corcoran Group, Sotheby's International Realty
Franchise: Century 21, Coldwell Banker Affiliates, Coldwell Banker Commercial, ERA Real Estate, Better Homes and Gardens Real Estate, Corcoran Affiliates, Sotheby's International Realty Affiliates
Others: Cartus, Anywhere Integrated Services
Not sure whether your office or franchise location counts? Call me and I'll confirm before you say anything to a client.
Why your buyer should compare, including against Rocket direct
Rocket also sells directly to consumers, and depending on the month its direct side may be running its own promotion. So don't take my number on faith, and don't take a direct quote on faith either. Have your buyer get both and put the two Loan Estimates side by side: same loan amount, same credit profile, same lock period, same day. A rate with no points, credits or fees beside it isn't a quote. It's half of one.
In my experience, broker-channel pricing is normally the better of the two. But normally isn't always, which is why I'd rather you check.
The bigger difference isn't a number, though. It's who picks up the phone. Through us, you and your buyer have one person from pre-approval to the closing table (my cell is 630-301-8823), not whichever loan officer a call center assigns. When an offer deadline or a clear-to-close is on the line, that's what decides whether the file moves. Our average purchase close is 21 calendar days. Not our best case, our average. Here's what happens week by week.
What I'd ask you to do
Send me one buyer for a pre-approval and judge us on how it goes. I'll turn the numbers around quickly so they can write with confidence. If they already have a quote from Rocket direct or anywhere else, have them bring it and I'll put ours next to it, with no obligation and no pressure on them to use us.
We place purchase loans across our loan programs; which ones qualify for the stack depends on Rocket Pro's guidelines, and I'll tell you on each file. And if your buyer wants to see how a pricing improvement compares with buying the rate down, here's how points and temporary buydowns stack up.
Common questions
Does this cost me or my brokerage anything?
No. It's pricing on the buyer's loan. There's no referral fee, split, or anything of value passing to you for sending me a buyer. RESPA doesn't allow it, and it's not how I work. It doesn't touch your commission either.
Why not just have my buyer call Rocket directly?
Go ahead, and have them bring me the quote. Direct and broker-channel pricing aren't the same thing, and a comparison only works with both on the table.
My buyer already has a lender. Is it too late?
Often not. A second quote costs them nothing, and the earlier it's done the less it disturbs the timeline. Whether their current lender can reach this pricing is a question for that lender; I can only speak to ours.
Is 100 bps guaranteed on every file?
No. As of October 2, 2026, subject to change without notice: Rocket Pro's purchase special, brand eligibility, and how the pricing applies can all change, and every loan is subject to credit approval and program guidelines. I confirm the current numbers on each file.
How do I bring this up without sounding like I'm steering my buyer?
Keep it a question, not a referral: tell your buyer this pricing exists for buyers in your brokerage, and suggest they compare at least two quotes, including Rocket direct. The lender choice stays theirs.
Writing an offer this month? Send me the loan amount and I'll price the stack against your buyer's actual numbers, and against any quote they already have, so the decision rests on math, not assumptions. Call me directly at 630-301-8823, the office at 630-357-1600, or email bsaggar@absmtg.com.
Figures are as of October 2, 2026 and subject to change without notice. The 100 bps combines Rocket Pro's purchase special (currently 60 bps, which changes frequently) with brand alliance pricing for the brands listed (currently 40 bps). Dollar amounts are hypothetical illustrations on the loan amounts shown, not a quote. Pricing can be applied as a lower rate or a closing cost credit, subject to program guidelines. Program terms are set by Rocket Mortgage, not ABS Home Mortgage, and may change or end at any time. This is not a commitment to lend; all loans are subject to credit approval.
